NYC developers make splashy residential plays

A pair of developers are shaking up Greenwich Village’s townhouse market, according to the New York Post. Aby Rosen’s partner in RFR Realty, Michael Fuchs, purchased the townhouse at 26 Downing Street for $14.2 million. The completely renovated 6,534-square-foot home was completed last year with five bedrooms, five bathrooms, a rooftop observatory and three terraces. It hit the market in 2010 under Herve Senequier and Leonard Steinberg of Prudental Douglas Elliman with a $16.95 million asking price.

Meanwhile, William Rainero, head of Metropolitan Realty & Development Group, is finishing up his complete renovation of the townhouse at 80 Washington Place and preparing to list it with Lisa Simonsen, a senior vice president at Elliman. The asking price on the landmarked property, which formerly belonged to composer John Philip Sousa, will be $28 million. [Post, 3rd item]
