The Dutch Kills neighborhood of Queens is finally seeing a spurt of residential development, eight years after a neighborhood rezoning paved the way for new homes.

Just north of Sunnyside Yard, at 32-04 38th Avenue, Arun Agarwal is planning to build a six-story, 20-unit Bauhaus-inspired condominium development. ND Architecture & Design is designing the building. The residential part of the property is slated to be 13,823 square feet, which means that the individual units will be relatively small compared to Manhattan standards for new luxury buildings.

A 10-car garage — where residents can also park their bicycles — is also included in the development.

The building will include about 2,500 square feet of commercial space. The entire development, including the garage, will span 25,200 square feet. [NY YIMBY] — Claire Moses
