Mitsui Fudosan adds Japanese trust to 1251 Sixth

Sumitomo Mitsui Trust Group takes nearly 46,000 square feet at 55-story Midtown tower

Japanese financial holding firm Sumitomo Mitsui Trust Group grabbed nearly 46,000 square feet at Mitsui Fudosan’s 55-story Midtown tower at 1251 Sixth Avenue.

The company is relocating its New York offices from 527 Madison Avenue, between East 53rd and 54th streets, to 1251 Sixth, between West 49th and 50th streets. Asking rent for the space was in the low $80s, the New York Post reported.

A Cushman & Wakefield team led by Josh Kuriloff and Fred Smith represented the Sumitomo Mitsui Trust Group, while Mitsui Fudosan’s Chris Perez represented the landlord in-house along with Newmark Grubb Knight Frank’s David Falk and Peter Shimkin.

In September, law firm Davis Wright Tremaine grabbed 42,000 square feet at the property, as The Real Deal reported. MUFG Union Bank, a subsidiary of the Japanese Tokyo-Mitsubishi Bank, signed for 209,700 square feet on the bottom three floors of the Rockefeller Group’s nearby McGraw-Hill Building last month.
