More media and entertainment companies have been attracted to Midtown South, where rents for big spaces are relatively low. WNYC recently took an 80,000-square-foot space at 160-170 Varick Street. AOL is at 770 Broadway, New York magazine is at 1 Hudson Square, Clear Channel Communications is at 32 Sixth Avenue, and Viacom has taken 400,000 square feet at 345 Hudson Street. Rents have increased 35 percent from a year earlier, to about $52 per square foot.
