Sales office for Poconos homes to open in Chelsea

 
Chelsea is known for the art for sale at its galleries and the fine foods at the Chelsea Market. And soon homes in the Poconos will be selling there too.

In June, Chelsea-based Kurland Realty will open a sales center for 200 second-homes in a small town in Pike County, Pennsylvania.

Country Homes, a new Milford, Pa. developer, wants to target Manhattan dwellers by establishing its operation in Kurland Realty’s office at 20 West 23rd Street

While some vacation destinations are feeling the subprime pinch, Kevin Kurland, chairman and CEO of Kurland Realty, expects the houses on the outskirts of Milford to draw attention because they will be customized, environmentally-friendly, relatively affordable and within a two-hour drive from Manhattan.

Kurland said “the purchase prices are reasonable for all that you get and our clientele will be mostly Manhattan buyers who yearn for weekend escapes and have disposable income.”

Country Homes has 200 lots of land of half-an-acre or an acre in three different communities — one with a pool, another by a lake, and the third in a wooded, gated community — about 10 to 20 minutes from Milford, a town of less than 1,500 people. 

“Milford is a really cute Victorian antique-y town and it has year-round recreation,” Kurland said.

Milford is the county seat at the eastern edge of Pike County, one of Pennsylvania’s fastest growing areas. It is in the eastern part of the Poconos Mountains region and west of Orange County, N.Y.

Buyers can choose a lot of land and one of five house models to be built by Milford-based Ed Nikles Custom Builder. The three-bedroom, three-bath models range from 1,575 to 1,689 square feet plus basement. Prices start at $275,000.

Starting in mid-summer, Kurland plans to give weekly virtual tours in his Chelsea office and shuttle serious buyers to the Milford sites on Sundays.
