Although the area around Madison Square Park is close to subways, shopping and sits around a park, the location was a late bloomer for residential development. The first residential developments started popping up just a few years ago. Sales at 15 Madison Square Park and 1 Madison Square Park have seen high prices, among other buildings, and two new condo projects, the Clock Tower at 5 Madison Avenue and 23 East 22nd Street, are on the way.
