David Duchovny is in contract for CPW apartment

Actor awaits board interview at co-op that famously turned down Mariah Carey

“X Files” actor David Duchovny is in contract to purchase an apartment inside the Ardsley, an exclusive Central Park West co-op, multiple sources told The Real Deal.

The three-bedroom, three-bathroom unit is listed for $6.25 million by Jennifer Callahan and Kirk Henckels of Stribling & Associates. The purchase price for the apartment, which has been on the market since last August, was unknown.

Duchovny, who is best known for his leading role in the “X Files” on Fox and who more recently starred in the Showtime series “Californication,” is in the process of interviewing with the co-op board, sources said.

The Ardsley, located at 92nd Street,  has a mixed record when it comes to accepting celebrities. Barbra Streisand once had a penthouse there, but Mariah Carey was rejected by the board when she tried to buy Streisand’s apartment in 1999.

The building’s co-op board “doesn’t just turn somebody down because they’re a celebrity,” said Gilberte Sherman Realty broker William Sherman, who was not involved in the deal but whose firm has brokered more than 110 sales in the building. “Of the white-glove Central Park buildings, I think [the Ardsley] is among the most reasonable.”

The apartment that Duchovny is in contract to buy is a 19th-floor corner unit that has views of the reservoir in Central Park, a fireplace and a terrace. The unit last sold in 2001 for $3.25 million.

Duchovny and his estranged wife, the actress Tea Leoni, reportedly paid about $7 million for an Upper East Side apartment four years ago. And earlier this year, published reports had Duchovny shopping for an apartment at the Eldorado, located a block south of the Ardsley.

Henckels and representatives for Duchovny were not immediately available for comment. Callahan, who is on maternity leave, told The Real Deal that she did not know if Duchovny had signed a contract for the property.
