Class A building another indication of area's commercial turn

Beacon Capital Partners brought together hundreds of real estate movers and shakers to show off its 330 Hudson Street, a glistening Class A office tower that is the latest example of the commercial turn that Hudson Square is taking.

More than 200 guests came out to see the 16-story, 466,000-square-foot building, revamped with state-of-the-art infrastructure that unites a 1910 stone-and-brick base with eight newly-constructed tower floors.

Beacon wants new media, technology and financial investment companies to fill the new space, a spokesman for Michael McMahon, the company’s senior vice president, told The Real Deal. Pearson Publishing already has leased approximately 308,000 square feet; rents range from the low $60s to the high $70s per square foot.

Each glass-wrapped tower floor covers more 17,500 square feet and has a 14-foot ceiling and floor-to-ceiling windows that offer panoramic views of both the Hudson River and Manhattan.

The lobby, was designed by BBG-BBGM Architects, which was responsible for the building’s architectural renovation and master planning, as well as the re-design of the lobby. ESI Design’s Edwin Schlossberg was responsible for signage and graphics.

On the east side is a courtyard that has multiple seating areas and an adjacent through-block passage built from bricks identical to those used for the exterior and dotted with customized lighting.
