Couple list landmarked West Village home for $13M

Big payoff: asking price for townhouse at 31 Grove six times what it last sold for

UPDATED, 5:19 p.m., March 12: Four years and a million-dollar gut renovation later, a landmarked townhouse in the West Village hit the market for $13.2 million — nearly six times what it last sold for in 2002.

Michelle Luhan, Katherine Gauthier and Kate Joynt of Douglas Elliman have the listing at 31 Grove Street, according to StreetEasy. The four-floor, five-bedroom home, located between Bleecker and Bedford streets, sits on the same block as the apartment building seen on the NBC sitcom “Friends.”

The sellers are married couple Dubi Silverstein and Ellen Weiman. Silverstein made millions on the sale of his software company in 2000 and currently is the editor of a magazine about the New York Rangers hockey club. Weiman is a freelance publicist.

When the couple purchased the property for $2.3 million nearly 12 years ago, the facade of the historic building was a faded pink stucco and the interior wasn’t in much better shape, according to previous reports. The front stoop was missing.

Since then, Silverstein and Weiman satisfied the Landmarks Commission by restoring the facade to its original Federalist design and hired architect Gilles Depardon and his wife Kathryn Ogawa to redo the 4,230-square-foot interior. The couple invested upwards of $1 million on the renovation, scouring flea markets for mid-century items to add to the property.

The home features two wood-burning stoves, a multicolored mid-century handcrafted stairwell, an open kitchen and living area, double-height rooms and a glass-paneled wall that stretches three stories high. In addition, the townhouse has more than 1,000 square feet of outdoor living space by way of a private garden and deck.

Although StreetEasy has the initial sale price at less than its current ask, broker Gauthier said the home asked $13.2 million from the start, and attributed the former price to a computer glitch.

Another well-known home on the street, the townhouse of JPMorgan flack at 18 Grove Street, went for $6.7 million in 2012. The West Village has been home to many high-profile figures, including Marc Jacobs, who in January listed his own four-story townhouse at 35 West 12th Street for $8 million.
