GreenOak Capital and East End Capital are renovating an old office building that formerly housed the Record Plant studio, where John Lennon and others recorded albums.

The building at 321 West 44th Street has been nicknamed the Plant and serves as the headquarters of the New York Observer. The building will receive a new 6,000-square-foot green roof deck and a glass overhead entry door that’s also a canopy.

Developer Jared Kushner, publisher of the newspaper, sold the building to the two firms in an off-market deal in 2012 for $95 million, as previously reported.

JLL brokers Howard Hersch and Scott Panzer are in charge of leasing at the property. Asking rents average $54 per square foot. CAST Software is one of the latest tenants to sign a lease there, for 9,145 square feet on the fifth floor of the building. [NYP]Mark Maurer
