Steepest, cheapest listings to hit Manhattan this week

On the high end: A “professionally-designed” rooftop garden. On the low: “Needs some TLC.”

The Corcoran Group’s Leighton Candler and Jennifer Garabedian had the priciest single-family residential listing to hit the Manhattan market this week with a $25 million penthouse condominium at 212 West 18th Street in Chelsea.This Walker Tower pad, purchased seven months ago for $14.25 million, would pocket a 75 percent profit should the flip snag the full asking price. The home totals just under 3,400 square feet and features radiant floor heating, electric shades and a built-in humidification system, according to the listing.

Second on the pricey end this week is an $11.5 million three-bedroom penthouse co-op at 655 Park Avenue.The home boasts an eat-in kitchen and maid’s room, as well as a “spa-quality” master bath with a double vanity, steam shower and deep soaking tub. Crowned with a private rooftop garden that was professionally designed, landscaped, irrigated and lit, the pad is also decked out with handcrafted millwork, two wood burning fireplaces and white-glove service with 24-hour doormen. Douglas Elliman’s Howard Margolis, Pat Slochower, Jeff Adler and Marie Espinal have the listing.

Third most expensive is a $10.9 million townhouse at 112 Washington Place in the West Village. The 21-foot wide townhouse, which features a parlor-floor living room with a fireplace, walnut floors throughout, dining room and a double-height living room, also holds a media room and master suite on the third floor. The top floor of the residence is home to an extra bedroom or home office that contains a wet bar, and opens onto a private roof terrace with evergreen boxwoods. The cheapest listing to hit the market this week is a $104,500 one-bedroom co-op at 278 Nagle Avenue in Inwood. The home is fully renovated, according to the listing, and laundry is located on site. Roman Davydov of Exit Realty First Choice has the listing.

Second on the inexpensive end this week is a $175,000 two-room studio co-op at 330 Haven Avenue in Hudson Heights. The home boasts 9-foot ceilings, hardwood floors and river views, as well as a new kitchen and bathroom. Amenities in the elevator building include a bike room, garage parking, laundry in building and a live-in super. Corcoran’s David Libchaber has the listing.

Rounding out the week’s least pricey listings is a $225,000 two-bedroom restricted sale co-op at 100 West 141st Street in Central Harlem. The pad “needs some TLC,” according to the listing, though the windowed kitchen and bathroom have been updated. The home features high ceilings, a brick fireplace and double-pane windows in every room, while building amenities include an elevator and live-in super.
