Revealed: Hello Living’s new Flatbush project

23-story building will contain 153 apartments

Eli Karp’s Hello Living unveiled prospective renderings for a 23-story residential project at 1580 Nostrand Avenue in Flatbush, for which permits were filed last year. The renderings feature a proposed design from Soho-based architect Vincent Martineau.

The building is set to contain 153 apartments, likely affordably priced condos, according to New York YIMBY, as this type of product is Hello Living’s specialty. The apartments will sit atop a two-story walk-in medical facility, which allowed the Brooklyn developer to take advantage of a community facility bonus and plan a much taller structure than is normally seen in the neighborhood.

Hello Living purchased the site for more than $13 million last year, a significant markup over the $4 million that it traded for in 2012.

At 241 feet tall, the building will be about the height of Hudson Companies’ 626 Flatbush Avenue on the other side of Flatbush, a project that was met with much community opposition.
