Last week saw 32 contracts signed for $4 million or more, according to the latest Olshan Realty luxury report.

Condos outsold co-ops 22 to seven and three townhouses went into contract.

The biggest contract of the week was the penthouse at Macklowe Properties737 Park Avenue for $39.5 million. The duplex condo spans 5,772 square feet and includes more than 6,000 square feet of outdoor space. The condo — which still has to be renovated by the new owners — can include four bedrooms, a maid’s room and 6.5 bathrooms. The property was recently converted from a rental building into a condo development.

The week’s second biggest contract was a fifth floor unit at 145 Central Park West for $18.5 million. The five-bedroom, 6.5-bathroom San Remo unit had lingered on the market for a year. The unit includes a 32-foot living room, a library and a 27-foot dining room. [Olshan Realty] — Claire Moses
