Residential brokerage the Corcoran Group held its annual company awards ceremony this week, honoring some of its top-producing teams and agents. Lauren Muss was named the Individual Salesperson of the Year, while the Carrie Chiang Team was honored as the Top Team of the Year. Janet Wilkinson took home the Rookie of the Year prize. At Corcoran Sunshine, the top-selling onsite sales team was comprised of Graham Spearman, Aidan Sullivan, Melissa Ziweslin, Lynne Brown and Lena Nusimow, who work at Extell Development’s the Rushmore, at 80 Riverside Boulevard between 64th and 65th streets. The client, who worked in finance, needed to downsize to a less expensive place after the Lehman fallout. But there was a catch: Garr had to keep the plan a secret, because the client hadn’t yet told his wife he was facing financial difficulty. “He didn’t want to upset her and the kids,” said Garr, the founder of Garr and Co., which was acquired this year by the residential brokerage Core. “He wasn’t going to consult her until he had some options.” High-end brokers have always prided themselves on being discreet. But like Garr, many are finding that secrecy has become more important than ever. “Whisper listings” — properties that are for sale, but not officially on the market — are becoming more common, as sellers seek to avoid the perception that they are unloading properties because of financial distress. Also known as “quiet listings,” they are often among the most expensive properties in the city.

The unit to see the biggest price cut today is a three-bedroom, three-bath co-op at 114 East 72nd Street, according to Streeteasy.com. The price of the 2,050-square-foot home, apartment 16A, was lowered by $100,000, and the home is now on the market for $2.3 million. This is the home’s first price cut, and it is now listed for 4 percent less than its asking price of $2.4 million when it first went on the market in May. The unit to see the biggest price cut today is a four- bedroom,
four-bath triplex at 43 Clarkson Street, between Hudson and Greenwich
streets, according to Streeteasy.com. The price of the
5,500-square-foot condo, penthouse R, was cut by $1 million, and the West Village
home is now on the market for $6 million. The apartment, which has a
terrace, is listed for 14 percent less than its asking price of $7
