    Alan Greenberg, the former publisher of Esquire Magazine and the president of Avenues, the world’s first global school system, has listed his two-bedroom spread at the Trump International Hotel & Tower for $5.75 million, he told The Real Deal today, and moved up to an $11 million unit on a higher floor in the building.

    The former men’s magazine head said he and his wife, Joy, needed more space since the recent birth of their grandson, who will be visiting regularly. He said he loves the building, with its “extraordinary Central Park and Columbus Circle views.” [more]

    A five-story Lenox Hill townhouse built in 1873 that once housed Eleanor Roosevelt sold for $9.5 million, and was filed with city property records today. The four-bedroom, six-bathroom home at 211 East 62nd Street hit the market in June 2010 and was listed by Roger Erickson, a senior managing director at Sotheby’s International Realty, but it was ultimately sold by Sabrina Saltiel, an executive vice president at Prudential Douglas Elliman, who picked up the listing in February.

  • The Manhattan State Supreme Court ruled that the seller of a unit in the co-op building at 812 Fifth Avenue had to return the deposit from a woman who purposely flunked the board interview, the New York Times reported. Demet Sabanci Cetindogan put down a $300,000 deposit to buy Harvey Schuyler’s $3 million unit in 2009, and was set to interview before the co-op board, which her broker, Roger Erickson of Sotheby’s International Realty, called “the most welcoming” he can remember. But the board rejected her after the interview, and Shuyler’s attorney presented emails that showed Cetindogan was concerned the building wouldn’t let her college-age daughter live in the building alone as reason for her to purposely lose the apartment.     Although many end-of-the-year residential and commercial real estate sales reports have yet to arrive, a new year grants the license to look back and evaluate how predictions and prognostications made last year panned out over the past 12 months. Many of the experts The Real Deal talked to last year had a bleak outlook for 2009 — and rightly so. But others missed the mark, either with too-optimistic predictions for recovery or overreaching pessimism that — if it’s possible — actually overstated how devastating the market would ultimately prove to be in 2009.
