From the February issue: For many New Yorkers and out-of-town visitors, this month’s Mercedes-Benz Fashion Week is a chance to mingle with celebrities and scope out the hottest red-carpet looks for the fall. But for some real estate brokers, the Lincoln Center–based event is an important source for business leads. “I’ve gone balls to the wall each [Fashion Week] for the last few years,” said Ryan Serhant, a Nest Seekers International broker and star of “Million Dollar Listing New York.” Serhant currently has a $3.95 million listing at 61 West 62nd Street across from Lincoln Center, and he’s planning to host a Fashion Week–themed party there. “Million Dollar Listing New York” star and Nestseekers broker Ryan Serhant is moving from 20 Pine Street in the Financial District to edgier West Chelsea, where the market is heating up. The reality star told The Real Deal that he would move into his new digs at Loft25 at 420 West 25th Street tomorrow, after more than two years at the Pine Street property.

“If you’re not selling on Central Park, you’re selling on Tenth Avenue right now. I follow the deals and like to live within the product I sell,” Serhant said. “If you’re a buyer looking in West Chelsea, would you buy from an agent who lives in the neighborhood or one who doesn’t? Knowledge is power in this business and there’s no better way to educate yourself on real estate than by living there.” [more]

The deal for the twosome’s apartment at 210 East 63rd Street is set to go into contract next week, The Real Deal has learned. The 14th-floor unit had been on the market since April, asking $799,000. It was listed by Ryan Serhant, Katherine Salyi and Nick Jabbour of Nestseekers. The sale is slated to set a price record for the building; the priciest transaction ever closed in the building was the 2010 sale of a unit on the first floor, which traded for just $370,000. [more]
