At least 23,000 square feet of retail space in an under-construction residential tower at 320 Eighth Avenue is now on the market, according to a statement today from Winick Realty, the exclusive marketer for the space. Located at 26th Street in Chelsea, the property includes 18,000 square feet of ground floor space asking $95 per square foot, while a 5,000-square-foot basement space is asking $40 per square foot. Walgreens has signed a deal for 22,000 feet of retail space at 100 Broadway for an annual rent of $2 million, the New York Observer reported. The Lower Manhattan space, just blocks from Zuccotti Park, had been conspicuously vacant following the departure of Borders, which filed for bankruptcy earlier this year. The new store could become a Walgreens or a Duane Reade — the rival drugstore chain that Walgreens purchased last year. Not everyone was pleased about the space going to the parent company of one of New York City’s most ubiquitous tenants.

From left: A Sabon NYC store and 1450 BroadwayBath and body brand Sabon will open its ninth New York City store after signing a 10-year lease for a 665-square-foot space in Times Square, according to Zar Group, the landlord of the property.The store will open at 1450 Broadway, on the corner of 41st Street, at the base of the 42-story office tower. The Tel-Aviv, Israel-based company, with locations around the country, will pay about $475 per square foot for the first year of the lease. Spirit Halloween, a Halloween costumes and accessories store, has inked a temporary two-month retail lease at the Chelsea Landmark, a rental building at 55 West 25th Street and Sixth Avenue.
Rose Associates has been advertising for a retail tenant for the 17,000 square feet of street-level space and 7,300 square feet of lower-level space. The entire 23,000 square feet was previously occupied by bankrupt interiors store Gracious Home.
Leasing rates for the short-term or long-term were not immediately available.

Walt “Clyde” Frazier and 505 West 37th StreetNew York Knicks’ Hall of Famer Walt “Clyde” Frazier is opening a restaurant and sports bar in Midtown West, The Real Deal has learned. The establishment will likely be named “Clyde’s” and will be located in a 10,530-square-foot retail space on the ground floor of TF Cornerstone’s residential rental complex 505 West 37th Street at 10th Avenue. Frazier, who currently provides color-commentary on Knicks telecasts, was nicknamed “Clyde” for a fashion sense that resembles the title character in the 1967 film “Bonnie and Clyde.”
The restaurant will be a partnership with Ark Restaurants, which as the New York Post reported in March, signed a lease in the space with a target opening date of Dec. 1. [more] -

870 Park Avenue and seller Lori ShabtaiThe 12,000-square-foot mansion at 870 Park Avenue, which went on the market in 2004 and has bounced among the city’s top brokerages ever since, finally sold for $18.3 million — more than $6 million below the most recent asking price.
The 13-room property went into contract in May and closed June 24, according to papers filed with the city yesterday, and an entity called CKLM, LLC is the lucky new owner. Beyond the name, though, the purchaser’s identity is a mystery. Andrew Lippmann of Loeb & Loeb, listed as the buyer’s attorney, declined to comment, and the buyer’s contact person, as listed in city records, is Aaron Lenz — the husband of Dolly Lenz, the Prudential Douglas Elliman vice chairman who handled the sale. The question for the foreseeable future however is — when?
Ian Levine, COO and CFO of RAL Companies & Affiliates, the developer in charge of the site, said he is close to sealing a deal with a bicycle shop. He said he is particularly focused on getting a large restaurant operator into a corner space that boasts some of the best views of Lower Manhattan and is keen on signing a smaller neighborhood grocery store.
In April, two relatively large retail signings in the massive condominium conversion, at 360 Fulton Street, sparked a wave of reports that the available retail space, which is one of the largest contiguous available retail spaces in all of Brooklyn, was gaining traction. [more]
