Miami Beach’s Sunset Harbour Shops, developed by Scott Robins Companies in a public/private partnership, has signed leases with new retail and restaurant tenants to reach 100 percent occupancy.

The property, in the hot Sunset Harbour neighborhood, will soon welcome two new restaurants offering Italian and Thai fare, respectively, along with a new vegan restaurant and market, developer Scott Robins told The Real Deal. Asking rents in the 25,000 square-foot building are in the $60 to $70 range, he said.

“For the most part, they are all neighborhood-oriented foody-type places, with great chefs, but non-commercial,” said Robins, president of Scott Robins Companies. “So for us, it’s been a really exciting project, and extremely well received in the neighborhood. It’s something different, where you go into the restaurant and see the guy who owns it.”

La Moderna, an Italian restaurant tied to the owners of Fratelli La Bufala, will open first, within the next two months, he said.

Much anticipated NaiYaRa, created by Oishi Thai chef and former Khong River House chef Piyarat Arereeratn, known as Chef Bee, will then open in a 4,000 square-foot space at 1854 Bay Road. Amicon Construction said it is managing the build-out, with construction expected to be completed in the next three months. The restaurant, inspired by the cuisine and cooking methods of Thai street food, will be designed to showcase retro Thai culture, materials and artifacts in a contemporary setting, Amicon said. The restaurant will include indoor and outdoor seating.

Jugofresh owner Matthew Sherman’s 2,000 square-foot vegan restaurant and market is expected to open within six months, Robins said.

Sunset Harbour Shops’ other tenants include Icebox Cafe, Panther Coffee, ThreadCount and Barry’s Bootcamp. The largest of seven properties owned by Robins Companies, Sunset Harbour Shops was developed in a public-private partnership with the city of Miami Beach, which owns the adjoining parking garage.

The growing neighborhood is also home to the condominium project Sunset Harbour Yacht Club, a Büro Group co-working space, popular restaurants Pubbelly and Burger & Beer Joint, Publix, Fresh Market, and a variety of fitness boutiques and other businesses.

“The Sunset Harbour area has become a real local hangout,” said Robins, who lives on nearby Sunset Island. “The parking is a city parking garage and only charges a dollar an hour, so it’s easy for locals to come.”
