    Developer Joseph Milton, who with his family has constructed condo towers in northeast Miami-Dade County for more than two decades, is attempting to accomplish the nearly improbable in this latest South Florida preconstruction condo project boom: build a new “luxury” project with below-average monthly maintenance fees.

    Milton’s proposed Parque Towers, originally announced during the previous real estate boom as towers four and five of St. Tropez On The Bay, is planned as a pair of condo buildings with a combined 329 units located on the south side of Sunny Isles Boulevard west of Collins Avenue in Sunny Isles Beach.     While some 1,200 new condos have been proposed for Sunny Isles Beach, sales are slowing at the barrier island city, according to a new Condo Vultures report.

    In the first quarter, developers sold 35 units for $20.3 million compared to 70 units for $67.8 million during the same period in 2011, Miami-Dade County records show. [more]

    Soaring quantities of luxury inventory are entering the market at rising prices, slowing South Florida’s residential real estate recovery, according to Condo Vultures principal Peter Zalewski in an op-ed in the Miami Herald.

    At the current 2013 sales pace of about 235 monthly luxury property transactions, South Florida now has about 20 months of high-end inventory available at a median price of more than $540 per square foot, Zalewksi reported, citing an analysis of Southeast Florida MLXchange data. [more]
