A 15,000-square-foot office and retail building in Oakland Park has been sold for $1.08 million, according to the West Palm Beach-based Maken Group, which was the sole advisor in the transaction. The property, which is located on the corner of Oakland Park Boulevard and Federal Highway, was sold by a local investor. City Furniture has launched construction on a “green” location in Oakland Park. Miller Construction is building the 25,000-square-foot Ashley Furniture HomeStore, which is looking to achieve LEED certification from the U.S. Green Building Council. The project is located at 3775 North Federal Highway in Oakland Park, and is one of five stores City Furniture, the Florida licensee of Ashley Furniture HomeStore, is either renovating or building in the tri-county area. A 13-acre land parcel in Oakland Park, transformed into an informal garbage dump by the recession, has amassed $162,000 in municipal fines, but city officials who want to renovate the site are unsure who owns the land, the Sun Sentinel reported. It’s a situation similar to that of many properties forfeited to now-dissolved banks after the housing market collapsed, where the legal confusion surrounding property ownership has caused land to sit empty or unattended and deteriorate. Charles Delegal purchased the Oakland Park lot in 1998 for $1.4 million and sold it for $4.6 million in 2004. It sold again one year later for the bubble-era price of $19 million. County property records show that the site is owned by Eastside Village Lofts, which is no longer in business. [more]

A Kmart location in Oakland Park has been purchased by Walmart for $11 million, the Sun Sentinel reported. While Kmart has three more years on its current lease at the property, Walmart seems to be considering a potential store at the site, which is located at 670 East Oakland Park Boulevard. “We think our stores can be part of the solution for residents who need a job or want more affordable options close to home,” said Walmart spokesperson Steven Restivo. CBRE’s Russ Bornstein said Walmart’s desire for the land came from its lack of a “strong presence” in eastern Broward County. [Sun Sentinel]

A Kmart department store in Oakland Park has sold for $11 million, according to Marcus & Millichap, which brokered the deal on behalf of the seller, a local property owner. Marcus & Millichap’s Douglas Mandel and Alan West handled the deal. “The property provides the new owner with an outstanding opportunity to either develop a new retail center or provide a national department or discount store retailer with an eastern Broward infill location,” Mandel said. A bank-owned office building at 7771 West Oakland Park Boulevard has sold for $4.8 million, according to CBRE, which represented seller ATC Realty One. Atrium West, which is located on a 6.79-acre site at the northeast corner of University Drive and Oakland Park Boulevard in Oakland Park, was 62 percent leased at the time of closing. “As a testament to both the buyer and seller’s commitment to completing this deal, the bank supported the buyer’s efforts during due diligence to firm up several of the near-term lease expirations,” said Scott O’Donnell, senior vice president at CBRE.
