Metro 1 Commercial has handled the sale of two properties in Miami Beach’s Sunset Harbour neighborhood for $5.88 million. the brokerage announced Thursday. Sunset Harbour has been seeing increased development, from expanded retail like the Pubbelly group to new towers like Palau. Mika Mattingly, an urban sales associate for Metro 1, represented both sellers in the transactions. The properties were 1747 Bay Road and 1330 18th Street. Both properties were bought by an undisclosed developer who plans to redevelop the sites for retail use, according to Mattingly. — Alexander Britell

Shared workspace Büro Miami will be opening its second location in January in Miami Beach’s Sunset Harbour location in January 2013, the company announced. The new space, which follows the firm’s initial location in Midtown Miami, will occupy 10,000 square feet on the entire second floor at 1815 Purdy Avenue. “We are very excited to expand and diversify the Büro community,” said Michael Feinstein, founder and CEO of Büro Miami. — Alexander Britell

A 20-unit multi-family property in Miami Beach’s emerging Sunset Harbour neighborhood has been sold for $2.2 million, according to Metro 1 Commercial. The building is located at 1828 Bay Drive in Miami Beach. Metro 1′s Mika Mattingly represented seller MLBT in the deal, while Florida Select Realty’s Oscar Gastaudo represented the buyer. The property will reportedly undergo a full renovation in the area, which recently saw the opening of a new Fresh Market. “Lower lease rates and the desirable waterfront location continues to appeal to retailers,” Mattingly said. — Alexander Britell

Shared workspace firm Büro has signed a long-term, 10440-square-foot lease at 1815 Purdy Avenue in the Sunset Harbour section of Miami Beach, the company’s second location, the Comras Company announced. The company also has a space in Midtown Miami. Jonathan Carter, director of leasing at Comras Company, handled the transaction for Büro. [more]

as developers and businesses flock to the area just off Biscayne Bay
near 20th Street. Sunset Harbour has seen rapid restaurant
expansion from eateries like Pubbelly, which has already opened two
locations in the neighborhood, and is also becoming a magnet for developers
– who are preparing a new condo tower and a high-design parking garage in the area. “In the next five years, you’ll probably see a nice enclave of restaurants and retail, more like what you see on Lincoln Road,” said Alan Waserstein, the owner of Miami Lakes-based LeaseFlorida.
