Moinian Group
The Moinian Group is a New York City-based real estate developer and landlord, founded by Iranian immigrant and former garment business entrepreneur Joseph Moinian. Moinian got into the real estate business by borrowing against his garment business to acquire loft buildings in the part of Midtown between 23rd Street and 42nd Street, known as Midtown South. After 2001, The Moinian Group made a series of bets on new development projects, including the W Downtown at 123 Washington Street, completed in 2010, and downtown office tower 180 Maiden Lane. Many of these soured because Moinian financed them with borrowing, which became harder to get or to roll over during the global credit crunch. The firm had to restructure hundreds of millions in debt on a few Manhattan properties, including the office tower at 17 Battery Place North. Moinian Group owns a stake in the Willis Tower in Chicago.

Jamestown Properties and Rockwood Capital, which are providing equity for the purchase, will be the controlling equity holders in the property. The selling group originally acquired the building for $210 million in 2004. The building has 21,790 square feet of retail space on Fifth Avenue, currently occupied by LensCrafters, Chase bank and Fossil. The building also has several big-name office tenants, including JPMorgan Chase and MassMutual.
