Swig Equities is a real estate development, investment, and management firm based in New York City, founded in 2001 by Kent Swig. The firm has acquired and developed real estate worth $3 billion, according to its own estimates. The financial crisis hit Swig Equities hard. Swig Equities and joint-venture partners acquired the Sheffield Hotel in 2005, with plans to convert it into upscale condominiums, but the conversion did not go smoothly. The firm lost control of the building to a creditor in 2009. Swig Equities faced other hiccups, including Lehman Brothers foreclosing on their planned hotel site at 45 Broad Street, a default on a $12 million loan on 80 Broad Street, and the 2010 closure of a subsidiary, the Helmsley-Spear brokerage. –MK
