Dakota apartment in contract for $11.5M, less than half of original ask price

A 5,000-square-foot, four-bedroom spot at the Dakota, eyed this past summer by actor Alec Baldwin, is now in contract for $11.5 million with someone else after a more than 50 percent price reduction. The co-op apartment, at the luxurious prewar 1 West 72nd Street building, was listed at $24 million in June 2008 with Brown Harris Stevens. It underwent three price reductions -- most recently to $12.5 million -- before being scooped up by Mark Fisch, ex-commissioner of the New Jersey Council on Affordable Housing and currently a managing partner at New Jersey real estate firm Continental Properties. It is so funny that Mark Fisch ex commissioner of the New Jersey Council on Affordable Housing would buy there. Only from Jersey would that logic prevail. He was there to help with Affordable housing, and he will believing at the Dakota. Didn't so many get arrested for taking payoffs in Jersey.

No it was done on purpose for all the oxymorons out there. , Golly ghee i can take payoffs to build middle income housing and move to the Dakota. But can't anywon. By the way anywon should be spelled anyone.

5,000 square feet for $11 million. That's almost in the realm of reasonable for any good Manhattan neighborhood. If this deal closes, the NYC market is in serious trouble.

Except it is closer to 3,500 sq ft, no park views, two windows that look north to 73rd Street, the bulk of the apartment looks west into Mayfair Tower and three windows look to the Dakota's courtyard. Dark, no views for 11.5 in what amounts to an all cash building.
