New Mogul game

Joel Harden developed Mogul: the Game of Real Estate Acquisition, Finance, & Management, to help one of his children understand his job as a real estate developer. The Philadelphia developer hopes the $99.99 (lowered from $199.99) board game -- which just hit the market -- will teach financial confidence, making real life financial transactions easier. As in Monopoly, one Mogul player acts as a banker, and each player starts with cash. Players move along an intricate board by rolling dice, which leads them through "operations," such as collecting rent, "events," such as going to a casino, and "life choices," such as buying a house or getting married. Cards require players to pay money for things like pet surgery or having children. The player with the highest total net worth -- each player receives a financial worksheet to fill out, and players have bills and credit ratings -- wins the game. TRD

The game is expensive, but when you open it you can see why. It has so many cards and pieces. It's the most comprehensive real estate game I have ever seen. My family has become hooked, we play all day on the weekends.

I bought the game a couple of weeks ago. It's nothing like Cash Flow or Monopoly and I've played both. Cash Flow is more inspirational than educational, and monopoly doesn't really teach anything. The Mogul game teaches alot of real estate terms and concepts.

I know Joel Harden from going to parties on his yacht. From what I hear he does own a ton of real estate in several states. I don't know what the definition of being a Mogul is, but he's certainly done well for himself in real estate.

I represented Mr. Harden in securing patents, tradmarks and copyright protection for Mogul. The game is so drastically more comprehensive and so different from Cash Flow that there wasn't a single concern of infringement when meeting with the examiners. I understand that I may be viewed as biased as I represent the company, but try the game and I think you will be converted.

I have played Mogul for about a month now and I can describe how the game is different from Cash Flow; Cash Flow teaches you that if you have more coming in than you have going out you're doing good. I just bought my second rental property and I can tell you it's alot more complicated than this. Mogul helped me to understand cap rates and basic operating statements and also to think about the management concerns in an organized way.

I have been looking for a summer villa for almost two years and I had almost given up because the market prices were falling and I was afraid to buy. Having spoken to a lot of people about this (both in the states and in Europe were I travel a lot for work) I found that the Greek islands and in particular the Ionian islands have not had a decrease in prices. Looking at the Ionian Islands, Kefalonia and Corfu were already developed and very expensive. However I found that the Islands of Lefkada (Lefkas) was not expensive and it had a number of advantages. Firstly, it is connected to the mainland through a brigde so that there is no need to take a ferry to go anywere on the mainland. Secondly, it has tthe international airport of Aktio 45 minutes away and thirdly and most importantly, there is a very developed market of Villa rentals. This third factor meant that I could purchase a Villa and pay off my mortgage with the revenue from renting. I calculated that in 5 years I could have paid off all my mortgage and start earning money. From research I did, I calculated that the total revenue for a villa with a pool per year would be from 30 to 40 K after tax and expenses. This means that a villa of 100 sq. meters with a pool near the seafront which in general costs 300K will be paid for in 5 years if you put up front 100K. And from there on, you have an income of 40K to 50K a year after tax (since I calculate that these properties will increase in value as there will be less and less as years go by. In addition, you are left with a villa which in 5 years from now will cost 500K. Not bad at all. Having checked out the lefkada market, I found this company, www.cratusestates.com which builds villas with high quality materials (they used to build luxury villas in suburbs of Athens) and they gave me the option to pay less for the villa if I bought before construction. I was skeptical at first since I did not know what they built but the contract was very specific with materials and quality of construction and they gave me an almost 20% discount. I have bought one villa from them and its in the process of being built. I predict that Greece will become the Florida of Europe and prices of land and buildings outside Athens will skyrocket as more Europeans discover it.

I was looking to go to Greece for a long time now but never got the chance. Now that the new museum of the Acropolis is open (and I hear that its incredible) I really want to go. But I only have 500 USD to spend and that is only enough for airfare. I had talked to all my friends about this and they told me to go to Florida instead J. But that would also be expensive and I would not get to see all the ancient stuff in Greece. A month ago, a Greek American friend of mine told me of this incredible deal that is being offered where you get to go with one friend for free to Greece as long as you bring 5 other people each. They seemed very decent and their clients were very impressive (Harvard, national geographic, the Smithsonian). When they answer they mentioned this deal as my friend had told me. They actually provide all expenses to 2 persons (in a double room of course) if they get together 10 people to come with them. This was my chance to go to Greece for free (I had some frequent flyer miles so I spent nothing on the airfare). I got 6 of my friends and my college buddy got 5 more and we all went on the trip like a small reunion. I strongly recommend this trip if its your first time to Greece or if you haven’t seen the sites. Its 7 days and you get to see all the major sites with decent hotels and great food.
