Final phase of Waters Edge begins
The final phase of the Briarwood Organization's 210-unit Waters Edge development in Far Rockaway has begun. The final phase consists of building 130 newly constructed two- and three-bedroom condos between Beach 59th and Beach 62nd streets on the Rockaway Boardwalk. The units are priced between $185,900 and $323,500. Units are restricted to families making up to 175 percent of HUD income limits, which is about $134,400 a year for a family of four.

5% commission offered at the Altessa
Rocha Construction and Development is now offering up to 5 percent commissions to real estate agents whose clients purchase one-, two- or three-bedroom condos at the Altessa in Union City. Prices in the building start at $310,000, and units range from 812 to 1,400 square feet. Occupancy is expected this fall. "We realize the local brokerage community will play an important role in the sales effort at Altessa," said Joe DiMare of Patina Realty, Altessa's exclusive sales agent. "We wanted to institute an aggressive program that would reward real estate agents from Hudson County and beyond that help us achieve our goals."

Old Life Savers factory becomes condos
The former Life Savers Mints factory at 120 Eleventh Avenue, between 20th and 21st streets, is now a condominium. The building, developed by Gianfranco Chicco and Robert Chandler of Puissance Enterprises, has five lofts and two penthouses, ranging in price from $4.2 million to $17 million. After being a mint factory, the ground floor of the space was home to Spike Bar, and the upper floors were photographer and artists' lofts. Prudential Douglas Elliman is the exclusive broker. TRD
