A 7,500-square-foot penthouse apartment at 823 Park Avenue sold for $30 million, $5 million below its listing price.

The buyer of the five-bedroom condominium on the Upper East Side was identified as Park Penthouse Holdings.

The sale went into contract October 2006 and closed August 1, according to city records published today.

The 13-story apartment building at the corner of 75th Street was built in 1911 and rehabilitated by the Property Market Group into condominiums.

The penthouse was listed for $35 million by Brown Harris Stevens, according to StreetEasy.

Rent stabilization is ridiculous - the old tenants got to live on Park Ave for below market rents then the owner had to pay them "tens of millions" of dollars to move out - the system doesn't work and should be changed.
