South Harlem is getting its first Starbucks, now that the chain has signed a 15-year lease in the new SOHA 118 condominium at 118th Street and Frederick Douglass Boulevard.

The 1,600-square-foot coffeehouse will share ground-level retail space at the 15 story, 93-unit condo with Chase Bank and Marcel Dry Cleaner.

The Starbucks will open in May. Residents started moving into SOHA 118 this month.

Although the lease's amount was not disclosed, retail rates run at about $70 per square foot in the area.

The Starbucks, the third to be built in Harlem, is one of many new upscale retailers surfacing in South Harlem, including several restaurants, cafes, organic grocery stores, as well as a New York Sports Club.

Other Starbucks in Harlem are located at 125th Street and Lennox Avenue, and Broadway and 138th Street.

While Starbucks in expanding in Harlem, it contracted in February near New York University when it closed a store at 21 East 8th Street, between University and Fifth avenues.
