Upscale amenities drive Bridgehampton list price upward to nearly $16 million

In a market in which many builders and brokers are retreating toward lower prices, one Bridgehampton home charged upward in price by 5 percent within a two-month period to $15.795 million.

But Wednesday's uptick in price wasn't a tactical one, according to the home's broker, Vince Horcasitas of Prudential Douglas Elliman, and builder Greg Konner. The duo thought the addition of more bells and whistles merited a price increase.

"In this type of market, most people are trying to bid properties down," Horcasitas said.

On June 12, the home was first put on the market for $14.995 million, according to Streeteasy.com. But after construction began on the 13,000-square-foot home at 228 Surfside Drive, Konner said he was drawn to the idea of adding fancier details to the property, like more expensive exterior stone, and putting and chipping greens -- additions that, they said, were not part of the original building plan. After all the upscale add-ons, Horcasitas said they had to rethink their original listing price.

Konner's company Konner Development and Florida-based Edge Hill Homes are the property's current owners and the home was designed by architect Richard Kotz.

The mansion, which features nine bedrooms and 10 and a half bathrooms, sits on a 1.2-acre lot with close proximity to the ocean. Construction is nearing completion and Konner said he is delighted with how the project is turning out.

"[I wanted] just to give somebody a great environment to live [in] by the beach," Konner said.

The home includes a media room, playroom, wine cellar and tasting room. It also boasts an ocean view, a view of Sagaponack Pond as well as a swimming pool. Environmentally friendly methods and materials were used in construction whenever possible, Konner said. Reclaimed wood was used on the floors and extra insulation was added to the structure to lower heating costs in the winter.

oh please they upped the price because the offers will be a certain percentage below ask and they want to get as much as they can. it's a trick that's not really working out.

These brokers really think that buyers are stupid enough to buy into manipulation- where did these idiots come from, and why hasn't their broker fired them?
