Rockrose S. Street Seaport rental leased up

Rockrose’s 576-unit South Street Seaport rental building, 200 Water Street, is fully leased after less than a year on the market, the developer said.

The 32-story rental tower, formerly a New York University dorm, is located between John and Fulton streets. Rentals launched in the summer of 2009. Rents started at $2,045 for studios, $2,470 for one-bedroom units, and $3,715 for two-bedrooms, with the landlord offering two months of free rent.

A statement from Rockrose attributed the lease-up to “spacious apartments at affordable prices.”

The building ended up attracting “a substantial number of families,” Rockrose said, thanks to “highly convertible units,” including 1,000-square-foot one-bedrooms and 1,500-square-foot two-bedrooms, as well as proximity to the Spruce Street School, Montessori School and Claremont Prep. The building has also attracted a number of renters from the outer boroughs, The Real Deal has reported.

The building has a 33rd floor roof deck with a waterfall shower residents can operate by pulling a chain connected to a water tower on the roof.

The developer also said a 6th floor tenant lounge, with a screening room and custom-made billiards table, is now complete.
