LIC’s Modern Spaces expands on Vernon


Eric Beniam’s New Space On Vernon Boulevard

Eric Benaim’s Long Island City-based brokerage Modern Spaces is moving to new office space. The privately-owned company is relocating its Vernon Boulevard office to a larger 2,100-square-foot space at 47-42 Vernon Boulevard, just four doors down.

The current office, at 47-34 Vernon Boulevard, was the firm’s first; Modern Spaces opened it in August 2008.

The firm also has offices at 10-63 Jackson Avenue, in LIC, which it opened last August.

In the new Vernon Boulevard space, “we will have double the amount of agents — 15 desks, plus conference room, plus workstations,” Benaim said. “We currently have 25 agents spread between two offices.”

The new location, boasting a panoramic all glass storefront, is three times larger and has more than double the store frontage of the firm’s current space. The rent is $6,500 compared with $3,500 in the brokerage’s previous digs.

The space will be redesigned to give a lounge feel, and will have a café and cappuccino bar, Benaim said. He added that he has plans to support local artists through book readings, lectures and exhibitions in the space.

Agents will move in by June 1.


The Real Deal
recently reported that Modern Spaces had been tapped to replace Nest Seekers, as exclusive brokers for the View, at 4630 Center Boulevard, in LIC. The firm also have exclusives with the Murano on Borden Avenue, the Powerhouse at Hunter’s Point and the Yard at 2-26 50th Avenue, designed by prolific architect Karl Fischer.
