Astoria condo project 100 percent sold

Edge 31, an Astoria, Queens luxury condominium complex at 23-32 31st Drive, is 100 percent sold, the exclusive marketing firm Modern Spaces said in a statement yesterday. The 12-unit, six-story building premiered in fall of 2010.

“The sales success of Edge 31 is a testament to the demand for luxury living in Astoria,” said Eric Benaim, CEO of Modern Spaces, in the statement. All of the units are in contract, and closings are just starting. Modern Spaces took over marketing of the building about a year ago, according to Benaim. “Being able to completely sell out the building is extremely gratifying given it was our first project,” in the area, he added.

Modern Spaces opened an Astoria office in January.

Units at Edge 31 range from 670 square feet to 705 square feet, according to the statement, and feature bamboo flooring and marble tiles imported from Italy. The building has a fitness center and a rooftop garden. Sales prices for the condos are between $300,000 and $500,000, according to Streeteasy.com. — Guelda Voien
