Celebrating change at 75 Wall: PHOTOS

Brokers gathered on the roof deck at 75 Wall Street yesterday evening to celebrate the condominium portion of the building’s switch to Prudential Douglas Elliman, from Corcoran Sunshine. Guests at what Elliman billed a “summer soiree,” included an all-star cast of Elliman brokers, including Fredrik Eklund, John Gomes, Bruce Ehrmann, Ariel Cohen, Richard Perkins and Susan De Franca. Cohen, the executive vice president of the Ariel Cohen Group, is taking over exclusive marketing at the condos.

“This project didn’t come easy,” Prudential Douglas Elliman Real Estate Chairman Howard Lorber told The Real Deal. Lorber said he started pitching the developer Hakimian Organization years ago, hinting that slow and steady wins the race. The 364-unit building is currently half sold. Also inside 75 Wall Street is Hyatt’s Andaz Hotel.

The Hakimian Organization and partners bought 75 Wall Street for $185 million from JPMorgan Chase in 2006. Corcoran Sunshine had exclusively marketed the condos at the property since sales began in 2009. Condos in the building, at Water Street, range from 440-square-foot studios to 3,420-square-foot penthouses. Prices begin at $685,000 and go up to $7.75 million. Buyers can also qualify for a 421-G tax abatement.

“[Buyers] will look back in a couple of years and say ‘wow, that was really cheap when [I] bought,'” Lorber said.
