Chelsea’s Citizen condo reopens sales office

Nearly 50 percent of units under contract

The on-site sales office at the Citizen has reopened after its developer, Anbau Enterprises, took the unusual step this summer of suspending sales to finish construction, the company said today. Now complete, the 29-unit condominium at 124 West 23rd Street is nearly 50 percent sold.

“We are extremely proud of Citizen’s initial reception within the community,” Stephen Glascock, president of Anbau, said in a statement.

Anbau and brokers from the Corcoran Group, which is marketing the project, launched sales this past April. But in June, with 11 units under contract, the team took a summer hiatus to construct the Citizen’s elevators, lobby and upper floors, as The Real Deal reported. They had planned to relaunch sales in September and did not anticipate delaying closings.

Only two-bedroom and full-floor units are available, starting at $2.75 million and $5.55 million, respectively. Available apartments come with private terraces.

“We have had tremendous interest in the remaining apartments during the first week of sales,” Iva Spitzer, an executive vice president at Corcoran who is managing sales, said in a statement.

The brick and terracotta building, designed by BKSK Architects, anticipates receiving LEED Gold certification. The ground floor features 4,000 square feet of retail space. –-Leigh Kamping-Carder
