The Yard office suites to make Manhattan debut

The Yard — a month-to-month office space landlord — will make its expansion into Manhattan with a new two-story, over 18,000-square-foot location at 85 Delancey Street in the Lower East Side, according to a company press release. This will be the Yard’s second location; the space is slated to open on June 1.

Developers Richard Beyda and Morris Levy opened the Yard’s first collection of suites two years ago at 33 Nassau Avenue in Greenpoint, as previously reported. This 14,000-square-foot space, which the developers previously said was more upscale and at a better price point than their proliferating competitors, was their first commercial project. Rents reportedly started there at $395 monthly for a one-person suite.

The Delancey Street branch will command monthly rents of $650 for a one-person office, $1,200 for a two-person space and $3,400 for a six-person set-up, for example. These fees are technically for membership, according to a spokesperson, and include office furniture and access to the conference rooms.

The developers plan additional locations in the coming year, but the specifics were not disclosed. —Zachary Kussin
