Stonehenge Partners has inked a deal with its first retail tenant at the newly-constructed 555 Sixth Avenue. The inaugural tenant, Boutique Fitness Experience (BFX) Studio, is a high-end, high-concept personal fitness company.

The facility, owned by owner and fitness club operator Town Sports International, will span 10,000 square feet and be housed in an all-glass, 200-foot-long storefront stretching from West 15th Street to West 16th Street. The locale is the first of BFX’s six planned locations in New York City.

Andrew Mandell, Richard Skulnik, Jason Maurer and Daniel Mirea of Ripco Real Estate brokered the deal. Asking rents for the remaining offerings in the building are $300 per square foot, according to Skulnik.

“We are fielding interest from retail concepts that thrive from being associated with health and wellness. Both apparel and food users,” Skulnik said in a press release from Stonehenge. “BFX Studio is going to be a major driver of foot traffic to this block — the type of foot traffic fitness apparel retailers, juice tenants and artisanal coffee tenants like to see.”

Stonehenge acquired the property, located between 15th and 16th streets, in 2010 for $67.34 million. The building previously housed St. Vincent’s staff and was delivered vacant to Stonehenge. — Julie Strickland
