Walter & Samuels buys UWS retail condo for more than $20M

Manhattan-based company grabs ground and basement levels of 2770 Broadway

An executive of a real estate firm Walter & Samuels has dished out $20.25 million in an off-market purchase of an Upper West Side retail condominium unit.

David Berley, chairman of the firm, paid $20.25 million for a 9,550-square-foot space on the ground floor and basement levels of 2770 Broadway, a 20-story luxury building known as Opus Condominiums, according to a press release from Cohen Real Estate.

Ric Kaiser of Cohen Real Estate represented both Berley and the landlord, Charles Ackerman of Atlanta-based commercial property firm Ackerman & Company, in the deal. Bank of America and Lens Crafters currently occupy the space, which is situated on the corner of 107th Street and Broadway.

“Multiple investors had their eye on this property given the desirable corner location and vibrant surrounding neighborhood,” Kaiser in the release. “In addition to the prime location, investors were attracted by the two credit-rated tenants that have long term potential and provide essential services for area residents.” — Angela Hunt
