The Spruce Capital Partners-developed, 16-story condominium at 151 East 78th Street is one of the newest additions to the luxury market on the Upper East Side. Architecture and interiors for the newly construction were designed by renowned architect and Upper East Side native, Peter Pennoyer. The building will house 14 residences, including three penthouses. Sales for the first units released launched in May. At press time, just the three penthouses remained on the market. The smallest penthouse, a 3,381 square-foot three-bedroom, was listed at $10.85 million. Prices for the remaining two penthouses ranged from $27.5 million for a 6,924 square-foot six-bedroom to $29.5 million for a 6,975 square-foot seven-bedroom. The highest price tag exceeds the $29 million total that developer Spruce Capital Partners paid for the property in 2012. Residents will enjoy the service of a 24-hour doorman and live-in manager, as well as a landscaped garden, library, private storage, a bike room, a gym and a nearby yoga studio.
