Brooklyn residential projects dominated April’s list of biggest new projects. Multiple two-story townhomes will make way for six- or eight-story residential buildings on the borough’s outskirts. Also notable this month are the conversion permit for the Pavilion Theater in Park Slope and the plans to build a movie studio in the Bronx that is supposed to be part of a roughly 300,000-square-foot waterfront campus. Only two projects in the month’s top 10 were located in Manhattan, while Brooklyn had six. Only one project bigger than 100,000 square feet was filed in April, according to data from PropertyShark.
31 Ainslie Street, Brooklyn
Meyer Chetrit applied for a 158,698-square-foot, five-story building at this Williamsburg location. The building will include 94,000 square feet of commercial space and 65,000 square feet of residential space. The building is slated to stand 48 feet tall and include 14 units. Kutnicki Bernstein Architects is the architect of record. Chetrit is also working on 14-story new hotel at 500 Metropolitan Avenue nearby.
801 Colgate Avenue, the Bronx
York Studios is planning a two-phase development of production facilities at this Bronx waterfront location. The application calls for a roughly 100,000-square-foot studio, which will mostly be used for television production. Caliendo Architects is designing the three-story building. The second phase will reportedly be roughly 200,000 square feet. York Studios, which worked on “The Amazing Spider-Man 2” and “Non-Stop,” is planning to open a campus in the Bronx, according to the firm’s founder George York. York Studios is currently located in Maspeth, Queens.
2885 West 15th Street, Brooklyn
ARC Electrical & Mechanical Contractors is planning a new eight-story building at this Coney Island location. The plans call for a 95,439-square-foot structure. Astoria-based Noesis Designs Architecture is designing the project. The building will include 80,268 square feet of residential space, 12,730 square feet for commercial use and a 2,441-square-foot community facility.
456 Greenwich Street, Manhattan
Western Heritable Investment Company, Caspi Development and Barone Management are planning to build a new eight-story hotel at this West Village location. The permit application calls for a roughly 66,000-square-foot structure. Stephen B. Jacobs Group is designing the hotel, which will have around 100 rooms.
188 Prospect Park West, Brooklyn
Herald Square-based Hidrock Realty applied for a permit to convert the Pavilion, an iconic movie theater in Park Slope, into a residential development designed by Morris Adjmi. The plans call for 24 units. The developer’s spokesperson said that the original structure will be preserved and that the conversion might include a new, smaller — and potentially more upscale — movie theater, but the plans have taken heat from elected officials and neighborhood residents.
131-10 Avery Avenue, Queens
Two six story-buildings are expected to rise at this Flushing location. Last month, Wilson Realty Management filed plans with the city to construct a 51,936-square-foot building. The new structure will include 40,843 square feet of community space and an 11,093-square-foot commercial component. The 80-foot-tall building will also include a basement with 21 parking spaces. New Jersey-based TF Cusanelli and Filletti Architects are designing the building.
2222 Ocean Avenue, Brooklyn
A 45,000-square-foot apartment building with 43 units is set to replace twin two-story townhouses in the Madison section of Brooklyn’s Sheepshead Bay neighborhood. Winchester Equities is developing the project, which will stand eight stories tall. Dan Ionescu Architects is the architect of record.
581 Ocean Avenue, Brooklyn
Two other brick homes will meet the same fate as the ones on 2226 Ocean Parkway. Developer Solomon Schwimmer bought two homes — at 575 and 581 Ocean Parkway — for a combined $5.7 million. He is planning to replace those with a 41,147-square-foot residential building that will house 60 apartments. The building, which will be designed by M Architecture, is expected to rise 80 feet.
1930 Bedford Avenue, Brooklyn
Z Architecture is designing a new, seven-story building at this Prospect Lefferts Gardens location in Brooklyn. Nik Lavrinoff is reportedly the developer — although the permit application states the owner is John Smith, affiliated with 1934 Bedford LLC — and plans to add a garage with space for as many as 21 cars and 27 bikes. Medical offices will take up roughly 7,400 square feet of the total 38,795 square feet.
607 West 47th Street, Manhattan
BNF Realty is planning to build a six-story auto shop at this Midtown West location. Bohler Engineering is the architect of record for the 37,620-square-foot, six-story building.
