Land Rover signed a lease to occupy 25,000 square feet in an 11th Avenue showroom a developer plans to deliver next year.

The auto dealership signed the lease at 639 11th Avenue, where owner Sam Ruvinsky filed plans in August to build a five-story, 25,000 square-foot showroom/office building.

According to CoStar, the dealership signed up to take the space beginning in January 2017.

Ruvinsky’s property at the southwest corner of 11th Avenue and 47th Street is currently home to a Sunoco gas station. Cushman & Wakefield’s Benjamin Fox was marketing the retail space, highlighting the 18-foot ceilings and  “virtually column-free building … perfect for retail, showroom, office, rehearsal space [or a ] film/music studio.”

Neither Ruvinsky nor Fox responded to requests for comment.

The British automaker is reportedly on a month-to-month lease further north at 54th Street, after Adam Flatto’s Georgetown Company and an investment fund controlled by Bill Ackman bought the dealership’s home at 787 11th Avenue for roughly $250 million earlier this year.

Developers on the Far West Side — including Two Trees Management, the Durst Organization and the Moinian Group — have been increasingly targeting auto dealerships for the ground floors of their residential buildings.
