Brookland files plans for first Queens resi project

Prolific BK condo developer planning two 28-unit buildings in Ridgewood

Brookland Capital, one of the most prolific condominium developers in Brooklyn, is venturing into Queens for the first time with plans for a pair of five-story apartment buildings in Ridgewood.

The buildings at 16-61 and 16-71 Summerfield Street, near the L train’s Halsey Street subway stop, would each hold 28 units across more than 19,000 square feet of residential space.

The two projects would feature nearly identical layouts, according to New York YIMBY, with two units on the ground floor, seven apartments on each of floors two through four, and five units on the fifth floor.

Amenities would include cellar-level laundry and storage, as well as a first-floor gym and a shared roof deck. Each building would also have nine open parking spots and five garage parking spots, per zoning requirements.

Brookland, led by Boaz Gilad and Assaf Fitoussi, acquired the 20,000-square-foot property for an undisclosed amount last year. The site is currently occupied by a one-story garage.
