Marketing agency inks 35K sf lease at Glacier’s 10 Jay Street

Dumbo office conversion set for completion at the end of the year

Marketing agency Translation LLC signed a 35,000-square-foot lease at Glacier Global Partners’ Dumbo office development 10 Jay Street.

Glacier initially planned to convert the 230,000-square-foot former warehouse into condos, but changed track in October and announced it would turn it into office space instead. The developers are aiming to complete the project, which will feature a crystal-inspired glass façade, by the end of the year.

CBRE’s Ben Friedland, Keith Caggiano, Zak Snider and Evan Fiddle represented Glacier, while Newmark Grubb Knight Frank’s Lance Korman represented the tenant. The marketing firm is relocating from 145 West 45th Street in Midtown.

A hub for residential development for much of the past decade, Dumbo has recently seen a growing number of new office buildings amid strong demand from creative companies. Kushner Companies, RFR Realty and LIVWRK, who jointly developed the 1.2 million-square-foot office-and-retail complex Dumbo Heights, recently agreed to buy a Dumbo development site from Jehovah’s Witnesses for $700 million.
