Tracy Mansion’s luxe condos hit market

Park Slope units start at $2.15M

A century-old Park Slope mansion has hit the market as seven high-end condos. 

Developer Ray Zamagi’s ZR Empire scooped up the 50-foot Tracy Mansion for the bargain price of $9.5 million in 2013, and the city’s Landmarks Preservation Commission signed off on the condo conversion in 2016. 

In its latest form, the mansion, located at 105 Eighth Avenue, is comprised of three simplexescomprised of seven units, including three duplexes and a full-floor penthouse. One of the duplexes, on the first floor, was featured on HBO’s “Boardwalk Empire” and has a 432-square-foot garden.

Prices range from $2.15 million to $4.2 million. Douglas Elliman’s Alex Maroni is marketing the project, Curbed reported. 

Designed by architect Frank J. Helme, who built the Bossert Hotel in Brooklyn Heights, the house was built in 1912 for the Tracy family — the proprietors of M & J Tracy, a cargo and tugboat company — the home was then later owned by the Knights of Columbus before Anil Sinha bought it in 1969 for $95,000 and converted the home into a Montessori school.

The mansion was once Brooklyn’s priciest single-family listing at $25 million, before Zagami scooped it up for $9.5 million. Before that sale, it attracted attention from celebrity couple Matthew Broderick and Sarah Jessica Parker. [Curbed] — E.B. Solomont
