These were August’s 10 biggest office leases in NYC

After a sluggish July, office leasing activity picked up significantly in August.

Together, the top 10 biggest office lease deals in New York City made public during August totaled more than 1.5 million square feet, up about 350,000 square feet from July, where the top 10 deals totaled roughly 1.2 million square feet.

CBRE led the pack this month, having been involved in five of the this month’s top 10 deals.

 

1) New York City Department of Inspection, 180 Maiden Lane, Financial District – 276,000 square feet

The government agency inked a lease for 276,000 square feet of office space at 180 Maiden Lane in the Financial District. Clarion Partners and MHP Real Estate are landlords of this building.

2) Macmillan Publishers, 120 Broadway, Financial District – 261,000 square feet

The publishing giant signed a 20-year lease at 120 Broadway in the Financial District for 261,000 square feet. Leon Manoff of Colliers International represented Macmillan. Roger Silverstein, Joseph Artusa and Camille McGratty of Silverstein Properties represented the landlord in-house.

3) Accenture, 1 Manhattan West, Hudson Yards – 250,000 square feet

The global professional services company inked a lease for 250,000 square feet of office space at 1 Manhattan West in Hudson Yards. CBRE’s Ken Rapp, Athony Dattoma and Michael Dash represented the tenant. Brookfield Property Partners’ Jeremiah Larkin, Duncan McCuaig and Alex Liscio represented the landlord in-house, alongside a team from Cushman & Wakefield comprised of Bruce Mosler, Josh Kuriloff, Rob Lowe, Ethan Silverstein and Matthis Li.

4) Estee Lauder – 767 Fifth Avenue, Midtown – 220,000 square feet

In the larger of the two leases the beauty empire signed last month, Estee Lauder signed a 20-year lease for 220,000 square feet of office space at 767 Fifth Avenue in Midtown. CBRE’s Stephen Siegel, Greg Tosko and Lewis Miller represented the tenant. Boston Properties is the landlord.

5) Estee Lauder – 110 East 59th Street, Midtown – 216,589 square feet

The beauty company’s second office lease in August is slightly smaller, measuring 216,000 square feet of space at 110 East 59th Street in Midtown. This lease is also for 20 years, and the same team of Stephen Siegel, Greg Tosko and Lewis Miller of CBRE represented the tenant. Jack Resnick & Sons is the landlord.

6) Travel Leaders Group – 1633 Broadway, Midtown – 106,000 square feet

The travel agency inked a 16.5-year lease at 1633 Broadway in Midtown for 106,000 square feet of office space. Robert Tunis and Eric Ferriello of Colliers International represented the tenant. The Paramount Group’s Doug Neye represented the landlord in-house, alongside a CBRE team comprised of Stephen Siegel, Paul Amrich, Patrice Meagher, Rob Hill, Howard Fiddle and Emily Jones.

7) Memorial Sloan Kettering Cancer Center – 330 East 62nd Street, Lenox Hill – 100,000 square feet

The cancer center signed a 48-year lease at 330 East 62nd Street in Lenox Hill for 100,000 square feet of office space. Joy Construction and Maddd Equities are the landlords of the property.

8) Triangle Services, 1301 Metropolitan Avenue, East Williamsburg – 88,000 square feet

The security guard service company signed a lease for 88,000 square feet of retail space at 1301 Metropolitan Avenue. Triangle Services inked its lease at the East Williamsburg location, where asking rents were reported at $12 a square foot. James Monteleone of All Points Real Estate represented the landlord, M Fine Lumber, while Sholom & Zuckerbrot Realty’s Joseph Eliasoph represented the tenant.

9) WeWork – 115 Broadway, Financial District – 85,000 square feet

The co-working behemoth inked a lease at 115 Broadway in the Financial District for 85,000 square feet of office space. CBRE’s Adam Foster, Bradley Gerla, Adam Leshowitz and Mike Rizzo represented the landlord, Capital Properties, in the deal.

10) Arent Fox – 1301 Sixth Avenue, Midtown West – 76,000 square feet

The law firm inked a lease for 76,000 square feet at 1301 Sixth Avenue in Midtown West. Arent Fox will take up 3 floors of office space. Paramount Group is the landlord of the building, and was represented by a JLL team of Frank Doyle, David Kleiner, Clark Finney and Harlan Webster. Howard Grufferman of Colliers International represented the law firm.

Correction: an earlier version of this story provided the wrong square feet for a lease deal. That deal no longer makes the top 10 so has been removed from this post.
