Nine-story property at 148-29 90th Avenue would span nearly 70K sf

George Xu has filed plans for yet another residential project in Queens.

Century Development Group, the firm led by the prolific Queens developer, filed plans on Monday with the Department of Buildings for a nine-story building with 90 residential units at 148-29 90th Avenue in Jamaica. The building would span 69,789 square feet and be designed by the firm Raymond Chan Architect, a company that has worked with Xu before on several other projects.

Xu, who previously spoke to The Real Deal about his plans for the building, said he was ready to start construction as soon as the plans were approved, as he has already demolished the two-family house that was previously on the site.

He estimated the project would cost between $12 million and $15 million and said it would be a mix of affordable and market-rate residential units, although he was unsure of the exact breakdown.

Xu is extremely active in Queens, controlling more than 1 million buildable square feet in neighborhoods like Long Island City and Flushing through Century Development Group. His other projects include a 100-unit mixed-use building in Flushing on 35th Avenue called the Farrington and a 109-unit residential building in Jamaica On 88th Avenue.

He said the new site on 90th Avenue was a good spot for a residential development based on the amount of other projects going on in the neighborhood and the healthy rental market.

“We feel that there is a lot of potential there in that area,” he said.
