These developers have the most projects in the works in Brooklyn

Brookland Capital topped the list with 37 projects

Brookland is all over Brooklyn.

The development company Brookland Capital topped an analysis by The Real Deal of firms with the most projects in the borough at 37, spread out in neighborhoods ranging from Prospect Heights to Ocean Hill. The properties span about 437,000 square feet overall. This was not large enough to crack the top 10 companies on TRD’s recent ranking of Brooklyn developers by total square feet, but Brookland’s total number of projects is far higher than any company that made that list.

Brookland was followed by Urban View Development Group, which had 33 projects in Brooklyn, and All Year Management, which had 19 projects and was the only one of the top five to also make an appearance on the top developers by square feet. The full list of Brooklyn’s top five developers by number of projects is below:

1) Brookland Capital | 37 projects
Boaz Gilad’s Brookland Capital topped the list of developers with the most projects in Brooklyn at 37. Bushwick and Bedford-Stuyvesant were the two most popular neighborhoods for the company with eight projects apiece. The company also has six projects in Flatbush, five in Ocean Hill, four in Crown Heights, two in Gowanus, and one each in Clinton Hill, East Williamsburg, Prospect Heights and Sunset Park. Its largest project is a roughly 48,000-square-foot condo project with 68 units at 88 Linden Boulevard in Flatbush. Other projects include a roughly 43,000-square-foot development with 40 units at 140 15th Street in Gowanus and a roughly 32,000-square-foot development with 46 units at 77 Clarkson Avenue in Flatbush.

2) Urban View Development Group | 34 projects
Urban View came in just behind Brookland with 34 projects in Brooklyn. Bushwick was its most popular neighborhood by a long shot with 17 projects, followed by East Williamsburg with seven projects, Bed-Stuy with five and Greenpoint with two. The company also has one project each in Crown Heights, Fort Greene and Williamsburg. Its projects include a roughly 25,000-square-foot community building at 501 Evergreen Avenue in Bushwick, a roughly 15,000-square-foot building with 16 residential units at 806 Dekalb Avenue in Bed-Stuy and a roughly 5,000-square-foot condo with five units at 267 Ainslie Street in East Williamsburg.

3) All Year Management | 19 projects
Yoel Goldman’s All Year Management has 19 projects in the borough. Its largest undertaking is at the Rheingold Brewery site in Bushwick, where it is planning a 468-unit project at 123 Melrose Street spanning 315,000 square feet. All Year has a total of six projects in Bushwick, making it the most popular Brooklyn neighborhood for the company. This was followed by Bed-Stuy, where it has five projects, and East Williamsburg, where it has two. The company also has one project apiece in Kensington, Fort Greene, Crown Heights, Greenpoint, Brooklyn Heights and Flatbush. The projects span slightly more than 1 million square feet overall, which landed the company at number five on TRD’s list of Brooklyn’s top developers by total square feet.

4) B&H Management | 18 projects
B&H Management slotted in just behind All Year with 18 projects concentrated in deeper Brooklyn. More than half (10) are in Brownsville, while five are in Flatbush, two are in East Flatbush and one is in Crown Heights. It has a total of four projects running from 128 to 138 Livonia Avenue in Brownsville with a total of 27 units across about 17,000 square feet, along with a roughly 6,200-square-foot 10-unit project at 410 East 28th Street in Flatbush.

5) M Development | 12 projects
M Development rounded out the top five with 12 projects: seven in Greenpoint, two in East Williamsburg and one each in Bed-Stuy, Flatbush and Crown Heights. Its largest project spans about 14,000 square feet with 15 units at 19 Hausman Street in Greenpoint, followed by a roughly 13,000-square-foot project with 16 units at 44 Box Street in Greenpoint. Other developments include a four-unit, roughly 4,000-square-foot project at 377 Quincy Street in Bed-Stuy and a roughly 8,000-square-foot eight-unit project at 792 Classon Avenue in Crown Heights.
