Architecture firm HLW relocating to Haymes’ 5 Penn Plaza

10-year lease spans 30,000 square feet

HLW, the architecture firm that worked on Google’s renovation at 111 Eighth Avenue, is moving to the Penn Station area.

The firm has signed a ten-year lease for approximately 30,000 square feet at Haymes Investment Company’s 5 Penn Plaza, according to a press release from HLW on Monday. The company’s old offices were at 115 Fifth Avenue near Union Square.

“This strategic move is part of the firm’s larger commitment to scalability, establishing a new model for our workplace,” said Edward Shim, Managing Director of HLW’s New York office.

“Midtown West is an evolving and developing neighborhood with diverse offerings and we are excited to be a part of that growth.”

The firm’s new offices will occupy the entire 5th floor of the building. Based on reports of prior leases, such as Remedy Partners’ lease on the floor above, the exact square footage is likely just short of 29,000.

Puma also took up an entire floor – the 21st – at the recently-renovated building last September.

Haymes kicked off a renovation of the 24-story, 690,000-square-foot office building in 2016, overhauling the building’s lobby and improving its mechanical systems.

According to property data from Trepp, Sirius XM Radio is currently the building’s largest tenant with more than 96,000 square feet, followed by the Thomas Publishing Company with nearly 93,000 square feet.

Founded in New York City in 1885, HLW is now a global architecture, planning and design firm with additional offices in New Jersey, Los Angeles, London and Shanghai.
