Carlyle Group expands at One Vanderbilt

The financial firm added 32K sf at the SL Green building

The Carlyle Group has expanded its lease at the under-construction One Vanderbilt, taking 128,000 square feet at the building.

The firm signed a 15-year lease with landlord SL Green at the 1,400-foot tall office tower next to Grand Central Station. The landlord said the tenant will take floors 35 through 38, and said the building is now 54 percent leased.

The building, which is expected to open next year, has topped out at 73 floors, since construction started at the site in 2016. Other tenants in the building include TD Securities and TD Bank, law firms Greenberg Traurig and McDermott Will & Emery, and German financial firms DZ and DVB Banks.

SL Green will also have offices in the building. The company didn’t disclose asking rents at the $3.1 billion development project, but it has been previously reported that middle floors were priced at $160 a square foot.

The Carlyle Group was represented by a JLL team led by Steven Rotter, and the landlord was represented by a CBRE team led by Robert Alexander.
