Here’s the catch: 134 East 74th Street is still a construction site

How much would you pay for an incomplete townhouse?

Stellar Management is asking for $29.5 million for an unusually wide townhouse at 134 East 74th Street, between Park and Lexington Avenues.

The house is being offered for sale “as-is,” or rather, unfinished, as listing photographs show parts of the property are still under construction.

“85% of this storybook dream has already been written,” the listing reads, “The rest is ready for the new owner to complete with whatever their desired finishes.”

Spanning 9,200 square feet, the house has seven bedrooms, 10.5 bathrooms and Juliet balconies overlooking the garden. Originally built in the 1870s by architect John G. Prague, it is a combination of two four stories buildings combined to form one 38-foot wide townhouse.

Stellar Management bought the building in 2008 from artist Ellen Questel for $12 million. Three years later, the building was listed for sale at $26 million but didn’t find a buyer.

A housing court judge recently ruled that Stellar Management overcharged tenants in its Manhattan buildings based on unsubstantiated apartment renovation costs.
