Townhouse at 2 North Moore sells for $27M after 5 years on the market

Five years after hitting the market, the sprawling mansion at 2 North Moore Street in Tribeca has finally found a buyer.

Sources said the six-story house sold for $27 million — which is $21 million less than the initial asking price of $48 million in 2014.

The same sources said the unknown buyer closed last week to avoid paying New York’s new mansion transfer tax, which goes into effect today. By closing before July 1, the tax savings is around $850,000.

Private equity boss Mark Zittman and his wife Noelle bought the mansion for $24.1 million in 2010, and the 11,300-square-foot house is so big that Noelle once called it “our suburb.” The recent sale price works out to $2,389 per foot.

Located at the corner of North Moore and West Broadway, the house has six stories and is 65 feet wide. It also has 1,500 square feet of private outdoor space, a three-car garage, art studio and 50-foot heated pool.

Douglas Elliman’s Tal and Oren Alexander had the listing, along with Modlin Group’s Adam Modlin.

The city’s townhouse market got a boost last month, when financier Philip Falcone sold his Upper East Side mansion to hedge funder John Griffin for a record $77 million.
